Особливості підвищення ефективності використання території житлової забудови

Abstract

В даній роботі досліджуються основні критерії ефективності архітектурної організації та використання території житлової забудови, а також визначаються основні принципи реконструкції та організації території житлової забудови з метою ефективного її використання. Перспективний розвиток міста зазвичай залежить від рівня, доцільності та обґрунтованості використання його територій. На сьогоднішній день більшість міст використали найбільш сприятливі для забудови території. Для подальшого розвитку залучають додаткові території поза її межами, які часто використовуються для сількогосподарського виробництва. Щоб залучити такі території необхідно законодавчо-правові обґрунтування, тому в містах йде пошук внутрішніх резервів.

This paper examines the main criteria for the effectiveness of architectural organization and use of residential development territory, and also identifies the main principles of reconstruction and organization of residential development territory for the purpose of its effective use. The prospective development of a city usually depends on the level, feasibility and reasonableness of the use of its territories. To date, most cities have used the most favorable territories for development. For further development, additional territories outside its borders are attracted, which are often used for agricultural production. To attract such territories, legislative and legal justifications are needed, so cities are searching for internal reserves. There is also a densification of urban development and more intensive use of territories of all functional zones.
